Triangle home sellers are finding that it is taking much longer to sell homes in our area now. The current supply of homes for sale is out pacing the demand by buyers and there is a lot of inventory out there for the buyers to choose from. Until the supply tightens up, sellers may find that they have to cut prices and make sure their home shows as the “best” on the market . Buyers are not willing to “settle” for a home that needs a lot of work done to it or one that only partially meets their needs. They would rather keep on looking until they find their “perfect” home. That lack of urgency coupled with the national news media constantly reporting negative economic news is creating an atmosphere of “wait and see what happens” among buyers. Some sellers, on the other hand, are getting anxious about selling and are wanting the buyers to come see their homes, so they are offering all kinds of incentives.
If you are a buyer without a home to sell, I don’t know what you are waiting for. You should be out in the market place. There are some wonderful homes for sale and the interest rates are low. This is a great time to purchase a home. Stop procrastinating and get out there!

When you are trying to sell your home it is important to make sure it shows at its best. Don’t let pet odors or general household odors drive the buyers away. Living in the house usually causes one to become accustomed to the household odors to the point that one might not notice them, but you can be assured your potential buyer does. A suggestion would be to ask someone outside your family for their opinion. Your realtor will be honest with you and tell you if there is a problem. After all, they are the ones hearing all the feedback when the buyers’ agent calls or emails to say the house was eliminated from consideration because of the odor. Take action before putting your house on the market! Eliminate the source of the odor rather than simply treating the effects. People have a strong reaction to smells, hence the suggestion of baking cookies or bread prior to a showing appointment is often given to create an instant reaction from the buyer when they walk into the home. However, no amount of baking or room freshener can hide a serious odor problem. In fact, some remedies may call more attention to the problem. An odor problem can cause your home to remain on the market for months or sell for much less than other homes in the neighborhood. Don’t let that happen to you. Deal with the source of the odor…the pet, the carpet, the drapes, even the type of food you cook. You will be glad you did!
